In January of 2022 the Secretary of State for the Department of Levelling Up, Housing and Communities (DLUHC) announced the Government’s intention to require developers to fund the remediation of fire safety issues, specifically in respect of the cladding on buildings of 11 metres or more in height, where developers had played an active role in the construction of those buildings over the past 30 years.
After several weeks of discussions between officials of DLUHC and the industry, as represented by our trade federation the Home Builders Federation, agreement has been reached on the principles and wording of a pledge to this effect, known as the Building Safety Pledge.
We welcome this resolution, which will hopefully be a first step on the way to addressing a complex and sensitive issue. Croudace wholly supports the principle that leaseholders should not be encumbered by the cost of remediating life – critical fire safety issues on their homes.
We have been asked and, as a responsible developer, have agreed to sign the Building Safety Pledge, a copy of which can be found here
In practice, Croudace Homes has historically concentrated on low-rise traditionally built houses and, to the best of our records and recollection, over the past 30 years we have not developed any buildings over 11 metres. Where we have built apartments below this height, these have been traditionally clad and, to our knowledge, have no life-critical fire safety issues.
However, by virtue of our profits, we will most likely contribute to the remediation of taller apartments (18 metres or more) by paying the Residential Property Developers Tax.
